This page explains what luxedevelopment.net collects, why, who else receives it, and what you can do about it. It was written against what this website actually does, field by field — not copied from a template.
Who we are and what this covers
Luxe Development, Inc. is a design-build home builder and renovation firm based in Lemont, Illinois, serving Chicago's western and southwest suburbs. We decide what this website collects and how it gets used, which makes us responsible for it.
This policy covers luxedevelopment.net and every form on it. It does not cover other companies' sites we link to, or our Facebook, Instagram and Google Business Profile pages — those run under the policies of the companies that host them.
A2Z MKTG is our marketing agency. They built this website and they operate our advertising accounts and our customer records system for us, under our instructions. The other companies that handle your information on our behalf are named further down.
Information you give us
Two kinds of forms run on this site: a short contact form on the home and contact pages, and a five-step consultation request that appears on most pages. Between them they ask for:
- Your name — required everywhere. We split it into a first and last name when it reaches our records system.
- Your phone number — required on every form on this site. What we do with it is set out under Phone calls and text messages below.
- Your email address — required on the consultation request, optional on the short contact form.
- Your town — required. We ask for a town, not a street address and not a ZIP code.
- What you are planning — kitchen remodel, bathroom remodel, home addition, whole-home renovation, new custom home, or something else. If you start the form from a service page, that page supplies the answer.
- How far along you are — from "exploring ideas" to "plans ready, need a builder."
- Your budget range — the band you select, from under $30,000 through $250,000 and above, or "not sure yet."
- Your timeline — from "ASAP" to "still exploring."
- Anything you type in the message box — optional, free text, stored exactly as you wrote it. Please don't put anything sensitive in there; it is a project note, not a secure channel.
About the budget range. That answer is financial information about you, and we want to be direct that we store it — on your record, next to your name, phone number and email, where anyone with access to our records system can see it. We ask because designing to a real number beats guessing, and because it is fairer to tell you early if a project can't be built for what you had in mind. You are not required to answer it: "not sure yet" is one of the choices, and the short contact form doesn't ask at all.
Information we collect automatically
Some information is picked up by your browser and our server without you typing anything.
- Your IP address. Collected when you submit a form and passed to Cloudflare for the bot check described below. It also appears in standard server logs, and Google receives it from the map in our footer.
- The full web address of the page you submitted from, including anything after the question mark in the URL.
- The page you arrived from — the referring website address your browser reports.
- Advertising click identifiers — gclid, wbraid and gbraid. Google adds one of these to the web address when you arrive from a Google ad, so the click can be matched to what happens next.
- Campaign tags — utm_source, utm_medium, utm_campaign, utm_content and utm_term, when they are present in the web address.
- The time you submitted, and a lead source we work out from the above — for example "Google Ads," "Referral" or "Website."
- Standard analytics information collected by Google Analytics: which pages you viewed, your browser and device type, and an approximate location worked out from your IP address.
The click identifiers, campaign tags and referring address are captured on the first page you land on and held in your browser's session storage under the key luxe_attr. They stay there for the rest of that browsing session and are not overwritten if you move around the site, so an enquiry that started with an ad click is still recorded as one. Closing the tab clears it.
Cookies and similar technologies
These are set when a page loads:
- _ga — Google Analytics. Tells one browser apart from another. Lasts about two years.
- _ga_1EYC9HLGYQ — Google Analytics, tied to this site's own data stream. Keeps your visit joined up as you move between pages. Lasts about two years.
- _gcl_au — Google Ads. Records that an ad click led to a form submission. Lasts about 90 days.
- _gcl_aw and _gcl_gb — Google Ads. Set only when you arrive from a Google ad, and hold the click identifier. About 90 days.
- luxe_attr — not a cookie, but worth naming: a session-storage entry in your own browser holding the first-touch information described above. Cleared when you close the tab.
There is no cookie banner on this site and no consent prompt. The analytics and advertising tags run on every page view, whether or not you ever fill in a form. We would rather tell you that plainly here than pretend a choice exists that doesn't.
What you can do instead:
- Block or delete cookies in your browser settings, or browse in a private window. Most browsers let you block third-party cookies specifically.
- Install Google's own Google Analytics Opt-out Browser Add-on, which stops Analytics collecting from you on any site.
- Turn off ad personalisation in your Google account at My Ad Center.
- Send a Global Privacy Control or "Do Not Track" signal from your browser. We should be straight with you: this site does not currently detect or act on those signals.
One honest limitation. Blocking cookies does not stop what is described in the next section, because that comes from what you type into the form rather than from a cookie. If you would prefer none of it, call or email us instead of using the form.
How we use your information
- To answer your enquiry and schedule your consultation.
- To plan and price the work, and to keep talking to you about it — a luxury renovation or a custom home is a long conversation, and we may follow up more than once.
- To deliver the project and keep the records a construction firm has to keep.
- To measure our advertising and decide where to spend, which is the section below.
- To keep the site working and keep automated spam out of our records system.
- To meet legal, tax, insurance and warranty obligations.
We do not use your information to make automated decisions about you, and we do not build or sell profiles about you.
Advertising and measurement
This is the part most privacy policies leave out, so here it is in full.
When a form submission succeeds, your browser passes three things to Google Ads. Two of them are hashed first, so Google receives a one-way SHA-256 fingerprint rather than the value you typed. The third is not hashed, and we would rather say so than round it off:
- your email address, converted to lower case first
- your phone number, converted to the +1 format
- your town and the country code US — sent as plain text, not hashed, because Google's tag does not hash location fields. Anyone reading that data can see the town you typed. It is the reason we ask for a town rather than a street address
Hashing turns each value into a fixed string of characters that cannot be turned back into what it came from. Google does not receive your email address or phone number in readable form from this website. Your town is the exception noted above. Google compares those hashes against hashes it already holds, and where they match it can tell which ad click led to your enquiry.
Two things follow. First, we can see which ads produce real enquiries rather than just clicks. Second, Google's automated bidding uses that signal to decide what to pay for future clicks — so the measurement feeds back into which ads get shown to other people.
Later on, we may send Google a further update recording whether an enquiry turned into a booked project. That update is keyed to the same hashed email address and phone number. It tells Google that a conversion it already knew about was worth having; it does not send your project details, your budget range, your message or your address.
Separately, we send Google Analytics an event when a form succeeds. That event carries the project type, timeline and town you selected. It does not carry your name, email address or phone number. We also record when someone taps a phone-number link on the site; that event carries our own phone number, not yours.
Google uses information shared this way to provide measurement services to us, and handles it under its own policies and its customer data terms.
Who we share information with
Every company below receives information because it does a specific job for us, and only what that job needs.
- GoHighLevel / LeadConnector — our customer records and communications system, and where your enquiry lands. It receives your first and last name, email address, phone number, town, the lead source we derived, your project type, stage, budget range and timeline, your message, the web address you submitted from, the submission time, the campaign tags and the Google click identifier.
- Google (Analytics and Ads) — page views, the form-success and phone-tap events, and the hashed identifiers described above.
- Google Maps — a map of our location sits in the footer of every page on this site. It loads from Google the moment the page does, before you fill anything in and whether or not you ever do. Google receives your IP address, your browser's user agent and the address of the page you are on.
- Cloudflare — runs the Turnstile bot check when you submit a form. It receives your IP address and the challenge token from your browser. It does not receive your enquiry.
- Vercel — hosts this website and keeps standard server logs of requests. If delivery of an enquiry to our records system ever fails, the error written to those logs includes your name and town.
- A2Z MKTG — our marketing agency, which operates the website, the advertising accounts and the records system for us. They can see everything held in our records system.
- Professionals we work with on your project — where you become a client, the people involved in designing, permitting, engineering or building your project may need your name, address and contact details to do the work.
- Legal and safety — we will disclose information where the law requires it, or to establish or defend a legal claim.
We do not sell your personal information for money, and we do not rent or trade our enquiry list. We will say this carefully, though: some privacy laws define "sale" or "share" broadly enough to include sending advertising identifiers to a company like Google. Rather than lean on a definition, we have told you above exactly what leaves this site, in what form, and to whom. Judge it on that.
Phone calls and text messages
A phone number is required on every form on this site. Here is exactly what it is for.
We use it to reach you about the request you sent — to call you back, to arrange your consultation, to confirm a site walkthrough, and to answer questions about your project. We may reply by text where that is quicker than a call.
Our forms do not currently include a separate box to opt in to marketing or promotional text messages. So we do not treat submitting a form as agreement to receive them, and numbers given through this website are not added to promotional text campaigns. If we start a text programme, opting in will be a separate box you tick yourself, unticked by default, with the terms shown right next to it.
For any text message we send you:
- Messages come from Luxe Development.
- Message frequency varies — it depends on your project and where it has got to.
- Message and data rates may apply, depending on your mobile plan.
- Reply STOP to any message to stop texts from us. You will get one confirmation and nothing after that.
- Reply HELP for help, or call us on (312) 445-0727.
- Agreeing to texts is never a condition of buying anything from us or of getting a quote. Tell us you would rather have email or a phone call only, and that is what you will get.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. We may share it with service providers that help us operate — for instance the customer records and communications platform named above — and only so they can carry out that work. Mobile numbers and any record of consent are never shared with anyone for their own marketing, and are not passed on for any other purpose.
Phone calls, recording and our automated assistant
Calls to (312) 445-0727 may be answered by an automated voice assistant rather than a person. It can answer questions about our services and service area, take your details, and book a consultation. You can ask to speak to a person at any point and it will take a message.
Calls may be recorded and transcribed. We use recordings and transcripts to keep an accurate record of what was asked and agreed, to schedule and follow up on your enquiry, and to check the quality of the answers the assistant gives. The recording, the transcript, and the details drawn out of the call — your name, your phone number, what you are planning, and when — are stored on your record in our customer records system alongside anything you send us through this website.
Illinois requires everyone on a call to consent before it is recorded. That consent is asked for at the start of the call, not here. If you would prefer not to be recorded, say so when the call begins, or write to us at info@luxedevelopment.net instead and we will handle your enquiry that way.
Call recordings and transcripts are kept on the same three-year basis as the rest of your enquiry record, and you can ask us to delete them.
How long we keep your information
We keep your enquiry for as long as we need it to answer you, deliver the work, and hold the records a construction business is required to hold.
- Enquiries that do not become projects — kept for three years from your last contact with us. Luxury renovation decisions often take a year or more, which is why the window is not shorter. Three years is our policy rather than an automatic purge, so if you want your record removed sooner, ask us and we will remove it.
- Records for projects we build — kept for as long as needed for warranty, insurance, tax and legal purposes, which is longer.
- Website analytics — held by Google under the retention setting on our Analytics property and under Google's own policies.
- Hashed identifiers already sent to Google — held by Google under its own rules. We cannot reach into them.
You can ask us to delete your record sooner. See below.
How we protect your information
Everything you submit travels over an encrypted HTTPS connection. The address your enquiry is delivered to is held on our server, not in the page, so it cannot be read from the page source and used to flood our records system. A Cloudflare bot check runs before a submission is accepted. Access to the records system is limited to the people at Luxe Development and A2Z MKTG who need it to do their work.
No website or database is perfectly secure, and we will not claim otherwise. If a security incident ever affected your personal information, Illinois law — the Personal Information Protection Act — requires us to notify you, and we would.
Your choices and rights
Being straight with you: Illinois does not currently have a general consumer privacy law that gives you a statutory right to demand a copy of your data from a business like ours. The state laws that do give those rights — California's, and those of a number of other states — apply to businesses far larger than we are, measured in tens of millions of dollars of revenue or hundreds of thousands of consumers. We are a local builder. We do not meet those thresholds, and we are not going to tell you we do.
We would also rather not hide behind that. Whoever you are and wherever you live, if you ask us we will:
- tell you what we hold about you and where it came from
- correct anything that is wrong
- delete your record
- stop contacting you — by one channel or by all of them
- answer any question about anything on this page
You can also act without asking us at all: block cookies in your browser, install the Google Analytics opt-out add-on, turn off ad personalisation in My Ad Center, or reply STOP to any text.
Two limits worth knowing. Deleting your record removes it from our systems, but it does not reverse a hashed identifier already sent to Google or delete Google's own copy of your analytics data. And if you have a live project or contract with us, we will need to keep the records tied to that work.
Children's privacy
This site is meant for adults planning work on a home. We do not aim it at children and we do not knowingly collect information from anyone under 13. If you think a child has sent us their information, contact us and we will delete it.
Changes to this policy
We will update this page whenever what the site does changes — a new company receiving your information, a new use, a new form field. The effective date at the top tells you which version you are reading. If a change is significant we will say so here rather than quietly swap the text.

Asking for a copy, a correction or a deletion
Email info@luxedevelopment.net with "Privacy request" in the subject line and tell us what you would like — a copy of your record, a correction, deletion, or simply to stop hearing from us.
Include the name, phone number and email address you used when you contacted us, so we can find the right record. We may ask a question or two to confirm it is you; we are not going to hand your details to someone else who asks for them.
We will acknowledge your request within five business days and complete it within 30 days. If something makes it take longer, we will tell you why before that runs out. There is no charge.
